Residential Roofing Limited Lifetime Installation Warranty terms and conditions

Cogent Construction Inc. hereafter referred to as CCI warranty inclusions:

CCI does hereby provide a lifetime warranty on installation of any roof installed (except described below) concerning waterproofing and weather tightness, of any installed component installed by CCI on any roof having at least a 4/12 roof slope or greater.

All roofing installed by CCI shall be installed according to or greater than manufacture's specifications and or industrial standards for quality concerning steep roof applications guidelines including underlayment and ventilation, flashing and sheet metal.

Warranty Limits

Cogent Construction Inc. warranty obligation to the owner shall end at any of the following:

1. When any work significantly detrimental to the sustainability of installed roofing is performed on or directly applied to CCI installed roofing or underlayment by any other trade or individual.

2. Should any other contractor/owner repair alter or modify CCI Installation.

A claim settlement has been reached which includes and requires a release of all future liabilities.

4. If written notice of termination of warranty due to project conditions or liabilities is signed and acknowledged prior to project completion due to any one of the following:

4.1  inadequate structure strength.

4.2  Insufficient ventilation ability (due to roof system design).

4.3  Any other reason as determined and placed in writing by CCI as unwarrantable.

5. When or if any roof is cleaned/pressure washed with any high pressure tool consisting of air or water regardless of contractor, method or procedure.

Limit of liability

Wind

1. Limit of liability concerning water infiltration during extreme wind shall be limited to 55 mph 3 second wind gusts.

2. Limit of liability concerning water infiltration during extreme wind shall be limited to 40 mph sustained wind for a maximum of 5 years after installation and ending liability due to water infiltration during extreme wind after 5 years.

Low slopes/or flat roofing

1. Installation of flat roof such as torch down, membrane roofing, or painted on systems shall be covered for a period of one year from installation regarding weather tightness, wind, snow and ice.

2. Any composition roof installed less than a 4/12 roof pitch shall be warranted for 1 year after date of completion unless installed with ice and water shield underlayment.

3. Roof slopes having between 2.5/12 to 4/12 installed with ice and water shield underlayment shall be warranted for one year after completion. Unless specified in a site specific warranty written and signed by CCI and or its officers.

Condensation

1. CCI accepts no liability concerning condensation as it relates to interior conditions of any house including insulation (or lack thereof), inadequate whole house ventilation system. Over occupancy, or any other cause of condensation except for that which relates to roofing installation.

2. CCI accepts no liability concerning condensation caused by lack of attic ventilation when attic is vented to or above local building code or 1" of ventilation per 50 sq ft of attic space.

3. CCI accepts no liability concerning condensation in vaulted ceilings where an appropriate intake for air is not achievable due to building design or failure to provide adequate air space during insulation installation.

4. CCI accepts no liability concerning condensation related to direct connection of bath, kitchen, or any other ventilation fan except for connection at *roofing* only to appropriate vent cap.

Transferability

Transferability of this warranty from purchaser will not be allowed unless:

1. The residence has purchased within 2 months from date of completion of roofing, and residence was built as a new construction residence for resale. ***New owner must register with CCI by mail or phone within 2 months of closing date***

These terms and conditions may be altered as needed by CCI from time to time due to changing building codes, product availability and roofing Industry technology improvements.
